Leak Detection in Sea Point and the Atlantic Seaboard

The lower Atlantic Seaboard, from Mouille Point and Green Point through Sea Point to Fresnaye and Bantry Bay, is one of the densest parts of Cape Town, dominated by apartment blocks, older buildings, and rental properties close to the sea. It is an area where a hidden leak often shows up first as a spinning meter or an unexplained rise in a rates account, with no visible sign of where the water is going. I cover the whole of this seaboard stretch.

Leaks in flats and apartment blocks

In a suburb of flats and shared walls, water from a leak can travel and surface a long way from its source, which is exactly why it needs proper detection rather than guesswork. I have traced Seaboard leaks to kitchen supply lines, to geysers leaking continuously and unnoticed, to storm drains entering the structure, and to pool and suction-line leaks on the larger properties. Finding the true source, rather than the place the damp appears, is the whole job.

High water bills and spinning meters

A rates account that has jumped, or a meter turning with everything off, means water is escaping somewhere. On the Seaboard that is often underground or inside the structure of an older building. I locate it precisely and document it, so the right section is opened rather than the whole wall.

Older buildings and their plumbing

Much of this seaboard is older stock, and older buildings mean older plumbing, where a supply pipe or a drain can fail quietly. I have found collapsed and partially collapsed drains, gaps letting water into the structure, and supply leaks with nothing to see on the surface. Each needs a different approach, and I work through them methodically.
